The Vision
Pine & Ember is an escape where couples can emerse themselves in nature for a peaceful romantic getaway.
The property itself would feature 3-5 sites available for short term rental via the web.
The focus is to provide a comfortable, private, luxurious yet minimalistic stay that is more of an experience than a just place to sleep.
Phase 1
Proof of Concept
Initially we will construct the minimum viable product: A bell tent, featuring a queen bed, fine linens, lighting, fire pit and essential furnishings.
In addition, each site will offer their own private restroom tent with simple off-grid amenities.
Phase 2
Scale MVP
After we’ve proven that our minimum viable product is successful and fine tuned our offering, then we’ll scale that model up to 3 sites. This will allow us to test the management of multiple units while maintaining quality and monitoring impact on the land.
Phase 3
Buildout Remaining Sites
Once the logistics of maintaining and managing multiple sites is successful and the reputation grows, we can add the remaining site units and the final version of the property takes shape.
Not all land is ideal for additional units, and that’s okay.
Phase 4
Phase 4: Add Infrastructure
The final phase will be converting tents to cabins to enable year-round stays, adding a self-serve onsite shop, and a larger structure to support different types of events (i.e. weddings, group gatherings, catering, etc.)

I am looking for land owners with undeveloped land or large underutilized acreage. Utilities are a bonus but not required. The most important factor is that it enables the right experience. The best fit is property that feels:

Showcases the natural landscape—trees, water, views, or terrain that create a memorable setting.

I’m a North Idaho local, a family man, entrepreneur, and follower of Christ.
For the past decade, I’ve worked in marketing within the fitness industry, helping people and gyms find the right match. But now it’s time for me to embark on a different chapter.
Whether it’s a quick day hike or an extended trip off the grid, the outdoors has always been a place of refuge for me.
Pine & Ember is where those worlds come together — my background in marketing, my love for the outdoors, and a deep appreciation for hospitality.
My goal is simple: to build something truly special. A unique experience people talk about, return to, and remember. A place that I would want to stay.

Why would I want to partner?
Partnering with me allows you to turn underutilized land into a new income stream without having to build or operate the business yourself. I handle the concept, setup, marketing, and guest experience—while you benefit from the added value and revenue your property generates.
It’s a way to bring something unique to your land without taking on the full burden of running it day-to-day.
How are land owners compensated?
Landowners receive a percentage of the revenue generated by the property.
I keep things simple—after core expenses like cleaning and supplies, the remaining revenue is split between us. This way we’re fully aligned on making the property perform as well as possible.
The exact structure can be flexible depending on the property and level of involvement.
Can I lease you my land?
What if I change my mind about a partnership?
No problem at all.
The goal is to keep things flexible, especially early on. If at any point you decide it’s not the right fit, we can unwind the partnership in a straightforward way.
Everything is set up so you maintain ownership and control of your property.
Does this operate year-round?
How is this different from a campground?
How much land do you need?
Parcel size depends many factors. Layout, terrain, adjacent property, access, and utilities are just some of the factors that help determine the ideal size.
Where are you looking for land?
My ideal location is land within 30 minutes of downtown Sandpoint, Idaho.
What are the county requirements?
Requirements vary depending on the property and location zoning.
Before moving forward, we make sure the setup aligns with local guidelines and is approached in a way that’s appropriate for the area.
What if my property doesn't have utilities?
Utilities are a plus, but not always required.
Some setups can operate off-grid with the right approach (for example, portable water solutions or composting toilets). That said, properties with existing infrastructure are typically easier and faster to get up and running.
We evaluate each property individually to determine what makes the most sense.
Who is onsite managing the units?
How are garbage and waste handled?
My land is not bare. Can this still work?
Bare land is not a requirement. Theoretically any land can work if it’s quiet, private, beautiful and removed from high traffic environments. So even if you’re thinking of a lot with a home, a cabin, an RV – It can potentially work if everything else aligns.
